Mount PLeasant Goes Green with New Condos

A recent addition to the DC condo market  is touting GREEN  all the way!

1724 Park RD is one of those properties, that well it just sticks out!

If you recall it wasn’t all that long ago it was an abandoned property that has now gone through an extensive overhaul from top to bottom with an effort to make this a bit GREENER than some of the competing condo market.

You really only have to look around and all throughout Mount Pleasant you are surrounded by signs of rooftop solar, rain gardens and green building flourishing in this real estate market.  So as builders move quickly to adjust their construction efforts and practices to reflect consumer interest in green building I had to speak with the builder to find out what went into this project.

The builder explained that he was able to recycle some 95% of the construction waste leaving the site, which is impressive considering the number of dumpsters you typically see leaving a construction site each time a house is under construction in DC.

So getting to the details on what GREEN features you might find in this home or are behind the walls so to speak.

SALES AND CONDO INFORMATION

1) The 4kW solar system which each unit is deeded 1kW that can be transferred from the property if you decide to move some day or sold with it like a parking space.

2) Spray foam insulation – Essentially this is a higher end product that acts like an incredible draft barrier preventing air from moving from one floor to the next and and from conditioned spaces to the outside.  Many developers tend to use fiberglass bats hoping someone will install it correctly and that it won’t get damp from condensation.  Insulation is one of those items you sometimes forget about when buying a home and come to really appreciate it after you are living in a house.  It also acts like a sound attenuation barrier because no one likes hearing someone running around on the floor above you.

3) The Low VOC paints – These are nice to have as it is again one feature that after a week or two of being in the condo you will notice the difference although this very much depends on the type of low VOC as with “green” they come in all shades and promises and you need to find out what types of paint were used if interested.

Overall the condo project is  a stunning restoration of a classical Mount Pleasant home.
